Nobody likes calling four companies to find out what a job costs. So here is an honest look at house cleaning cost on Cape Cod: what the market actually charges in 2026, what pushes a number up or down, and how Sentinel Cleaning Company builds a quote for a specific house instead of reading off a price list that was written for somebody else's property.

We have been cleaning on this peninsula since 2008. In that time we have quoted studio condos in Hyannis, six bedroom waterfront houses in Chatham, year round family homes in Falmouth, and rental cottages in Wellfleet that turn over every Saturday from late June through Labor Day. The honest answer is that square footage alone never tells you the price. Bathroom count, condition, pets, and drive time move the number more than anything else.

Typical house cleaning cost on Cape Cod

The four cards below reflect published industry averages for 2026 across national cost guides and regional Massachusetts pricing data, adjusted for what we see quoted on Cape Cod. Treat them as a planning range, not a bill. A 1,400 square foot ranch in Yarmouth and a 3,800 square foot waterfront in Osterville are both "a house," and they are nowhere near the same job.

Recurring Maintenance Clean

$130 to $280
Per visit, weekly, biweekly, or monthly
  • Kitchen and bathrooms fully cleaned each visit
  • Floors, dusting, glass, trash, bed making
  • Sand control at entries, sliders, and stair treads
  • Industry averages show weekly and biweekly clients paying 10 to 15 percent less per visit than one time bookings
  • Monthly service prices closer to a light deep clean because more builds up between visits

Deep Clean

$250 to $600
Average home, larger Cape properties commonly $350 to $800
  • Industry averages price deep cleaning around $0.15 to $0.30 per square foot
  • Inside oven and refrigerator, cabinet fronts, range hood
  • Baseboards, trim, vents, ceiling fans, light fixtures
  • Grout, shower tracks, mildew at caulk seams
  • Window and slider tracks scrubbed, not just vacuumed

Vacation Rental Turnover

$150 to $350
Per turnover, Cape Cod peak season sits high in this band
  • National averages run roughly $75 to $250 per turnover
  • Cape Cod and other beach markets price above that in July and August
  • Linen change, restock, staging, damage and inventory reporting
  • Same day Saturday windows between checkout and check in
  • Photo confirmation so you can respond to a guest before they post

Move-In / Move-Out Clean

$300 to $800
Homes over 2,500 square feet frequently quote higher
  • Industry averages price move out work at roughly $0.15 to $0.25 per square foot
  • Empty house, every cabinet and drawer inside and out
  • Appliance interiors, closet shelving, garage and basement stairs
  • Condition at handoff drives the number more than size does
  • Timed to closing dates, walkthroughs, and lease end deadlines
These are market ranges, not a Sentinel price list. Sentinel Cleaning Company does not publish a flat rate table, because a table cannot see your house. We quote per property after a walkthrough or a set of detailed photos, and the number we give you is the number you pay unless the scope changes and we tell you first. The ranges above come from published industry averages so you can sanity check any quote you receive on Cape Cod, including ours.

What actually moves the price

When two owners compare notes at the transfer station and find out they are paying different rates for the same square footage, this table is usually the reason. Every factor below changes labor hours, and labor hours are what you are actually buying.

Factor Effect on price Why it matters on Cape Cod
Square footage Baseline driver, but the weakest predictor on its own An open plan 2,200 square foot contemporary cleans faster than a 1,600 square foot antique Cape with small rooms, low doorways, and back stairs
Number of bathrooms Strongest single multiplier Coastal bathrooms hold hard water spotting and mildew at caulk lines. A four bathroom rental can add two hours over a two bathroom house of the same size
Frequency Weekly and biweekly reduce per visit cost, one time jobs cost the most A rental cleaned every Saturday in season never builds up. A house opened once in May after sitting closed since October needs a full reset first
Starting condition Can double the first visit Closed up Cape houses develop damp closet odor, mustiness under sinks, and mildew film on north facing glass. That is remediation work, not maintenance
Pets Adds time, sometimes adds equipment Dog hair plus beach sand becomes a mat in carpet and upholstery seams. Many pet homes add periodic carpet extraction rather than paying for extra vacuum passes forever
Town and distance Modest effect, larger in July and August Hyannis to Provincetown is over an hour with no traffic and much longer on a summer Saturday. Route 6 congestion is a scheduling cost, not just a mileage cost
Turnaround window Tight windows cost more A 10am checkout to 4pm check in with a linen change means putting more people in the house at once instead of one crew working through the day
Add on services Priced separately, cheaper when bundled Interior glass, carpet extraction, and appliance interiors cost less when the crew is already on site than as a separate trip

Why house cleaning cost on Cape Cod differs from the mainland

Owners who moved here from Boston or the South Shore often expect Cape prices to be lower because the Cape feels smaller and quieter. In season it works the other way, and there are three concrete reasons.

Seasonality. From late June to Labor Day, every hotel, restaurant, and property manager on the peninsula is competing for the same labor pool at the same time. Demand for cleaning peaks in exactly the ten weeks when staffing is tightest. In February, the same house is easier to schedule and easier to staff. The market reflects that, and any Cape company that tells you July and February are identical is not being straight with you.

Distance and geography. The Cape is a narrow arm about 65 miles long with one main road through the middle. A crew serving Provincetown in the morning is not doing a Falmouth job in the afternoon. Routing costs are real, which is why companies concentrate work by region. Sentinel works out of Hyannis, which puts the Mid Cape within easy reach and lets us cluster Lower and Outer Cape jobs on the same day rather than passing that drive time on to one customer.

Summer labor scarcity. Year round housing on the Cape is expensive and limited, which constrains the workforce every summer. Companies that pay well enough to keep experienced, background checked crews through the season cost more per hour than an operation that hires whoever is available in June and loses them in August. You feel the difference in whether the same people show up at your rental week after week.

Coastal conditions add labor on top of all that. Salt haze on seaward glass does not come off with ordinary glass cleaner, it smears. Sand gets into slider tracks and stair nosings and needs to be vacuumed before anything wet touches it. Humidity keeps mildew pressure on bathrooms and closets from June through October. Why the cheapest quote usually costs more

There is always a lower number available. Sometimes it is a fair price from a solo cleaner with low overhead who does good work. Often it is a number that only exists because something was left out. Here is what to check before you compare two quotes side by side.

Insurance and worker coverage

If someone is injured in your house or a stone counter gets etched, an uninsured cleaner leaves that with you and your homeowners policy. Sentinel crews are insured and background checked. That cost is inside our rate and outside a cash rate.

The scope hidden in the fine print

Cheap turnover quotes often exclude linens, restocking, inside the refrigerator, or the grill. Cheap deep clean quotes often exclude interior windows, baseboards, and inside the oven. Compare line items, not totals.

Rework between guests

One missed bathroom on a Saturday turnover can cost you a review that suppresses bookings for the rest of the season. On a property renting at peak Cape rates, that is worth far more than the difference between two quotes.

Season long reliability

A crew that cancels on the second Saturday in August leaves you cleaning your own rental at 2pm before a 4pm check in. Reliability in the ten week peak is the entire product, and it is not free to staff.

Damage and honesty

Cheap operators tend not to report the broken lamp or the wine stain, because reporting invites blame. You find out from the next guest. We document what we find with photos so you can act on it while there is still time.

Underquoting and revising up

Some companies win the job with a low number and then add hours on site. We would rather quote the real number after a walkthrough and hold it. If the scope genuinely changes, you hear about it before the work happens, not after.

We wrote more about vetting a company, including the questions worth asking on the phone, in how to choose a cleaning service on Cape Cod and in our comparison of a local cleaning company versus a franchise.

What is included in every Sentinel quote

Regardless of which service you book, these things are part of the number and never appear as a surprise line later.

Hourly rates vs flat rates

Published industry averages for Massachusetts put professional cleaning around $35 to $75 per cleaner hour in 2026, with the Boston metro averaging near the middle of that band. Those per hour figures usually describe a single independent cleaner, not an insured company sending a two person crew, which is why the two numbers are hard to compare directly.

We quote most residential work as a flat rate for a defined scope, because owners can budget against a flat rate and because it removes the incentive to work slowly. Hourly billing makes sense for open ended jobs: a heavy cleanout, a punch list after contractors leave, or an estate property where nobody knows what is behind the last door. If your job fits that description, our deep cleaning team will tell you up front and give you an hour estimate with a cap.

How to get an accurate Cape Cod house cleaning quote fast

Call 774.810.5165 or email info@sentinelcleaningservice.com and have four things ready: approximate square footage, number of bedrooms and full or half bathrooms, the town, and the last time the house had a professional clean. If you can send photos of the kitchen, the bathrooms, and any problem area, we can usually quote the same day without a site visit.

For rental owners, add your turnover day, checkout and check in times, and whether you supply linens or want us to handle laundry on site. That determines crew size more than square footage does. Our vacation rental turnover service page covers how those windows work in practice, and the turnover checklist shows exactly what gets done between guests.

For a closing or a lease end, tell us the deadline and whether the house will be empty. Empty is faster and cheaper. Details on that are on the move in and move out cleaning page.

We serve Hyannis, Barnstable, Chatham, Harwich, Falmouth, Yarmouth, Orleans, Mashpee, Osterville, Dennis, Brewster, Provincetown, Sandwich, Eastham, Truro, Wellfleet, and Bourne. Pricing does not change dramatically from town to town, but scheduling does, especially in July and August. If you want a specific day or a specific window, book earlier in the season than you think you need to.

Frequently Asked Questions

How much does house cleaning cost on Cape Cod?

Industry averages for 2026 put recurring maintenance cleaning around $130 to $280 per visit, deep cleaning around $250 to $600 for an average home, vacation rental turnovers around $150 to $350, and move out cleans around $300 to $800. Cape Cod sits at the upper half of those ranges in summer. Sentinel Cleaning Company quotes each property individually after seeing the home or detailed photos.

Do you charge by the hour or a flat rate?

Most jobs are quoted as a flat rate for the scope of work, because that is what owners can budget against. Hourly billing is available for open ended projects like a hoarding cleanout or a punch list after contractors leave. Industry averages for Massachusetts run roughly $35 to $75 per cleaner hour, and a two person crew covers ground much faster than one person at half the rate.

Why is cleaning more expensive on Cape Cod than off Cape?

Three reasons. Labor is scarce and expensive between June and September because every hospitality business on the peninsula is hiring at once. Drive time is long, since a Provincetown job and a Bourne job are more than an hour apart on Route 6. And Cape houses collect salt film, sand, and damp air mustiness that add real labor to every visit.

What makes one house cost more than another the same size?

Bathroom count is the single biggest multiplier, since bathrooms take the most time per square foot. After that: how long it has been since the last professional clean, pets and shedding, hard water spotting, stairs, whether furniture needs moving, and how far the property sits from Hyannis. Two 2,000 square foot homes can differ by several hours of labor.

Do you offer a discount for recurring service?

Recurring clients generally pay less per visit than one time clients because the house never gets far out of condition. Industry data shows weekly and biweekly customers commonly seeing 10 to 15 percent lower per visit rates for that reason. Sentinel prices recurring schedules based on the actual reduced labor, not a promotional discount that expires.

Is there an extra charge for weekends or evenings?

No. Sentinel Cleaning Company works seven days a week from 7am to 9pm, and Saturday turnover slots are standard business for us, not an after hours favor. What does affect price is how tight the window is. A same day turnaround between a 10am checkout and a 4pm check in requires more crew on site at once.
