Commercial floor cleaning on Cape Cod is a fight against sand. It comes in on every shoe from Memorial Day to Columbus Day, and on a hard floor it acts like sandpaper, grinding through finish at the entrance and down the main walkways until the floor looks gray no matter how often it is mopped. Sentinel Cleaning Company provides hard floor care for businesses and facilities across the Cape: routine scrubbing, stripping and refinishing, burnishing, and tile and grout cleaning, scheduled so your floors come back to life without disrupting your hours.
We have cleaned on the Cape since 2008, with insured and background checked crews working seven days a week from 7am to 9pm, including evenings and weekends when floor work is easiest to schedule.
Why Cape Cod floors wear faster
Sand is abrasive. Fine beach sand scratches floor finish with every step. Wear patterns show up first at doorways, in front of counters, and along the main path through a space.
Salt leaves residue. Salt air and winter ice melt leave a film that dulls finish and attracts more dirt. Mopping with plain water just spreads it around.
Humidity affects finishes and grout. Damp air keeps grout lines darker and gives mildew a foothold in restrooms and locker rooms, especially in buildings closed for the off season.
Traffic swings with the season. A floor that handles a few hundred visitors a week in winter may take thousands in July. A maintenance schedule has to follow that curve, not a fixed routine.
Floor care services
Machine scrubbing
Deep scrubbing with the correct pads and neutral cleaners to lift embedded grit and salt film that a mop leaves behind, followed by a full rinse.
Stripping and refinishing
Old, yellowed, or worn finish removed down to the floor, then new coats of finish applied and cured for a clean, protected surface. Often called strip and wax.
Scrub and recoat
A lighter option between full strips: the top layers of finish are scrubbed and fresh coats are added, restoring shine at a lower cost.
Burnishing
High speed polishing that brings back gloss on finished floors between recoats, ideal for lobbies and corridors that need to look sharp.
Tile and grout cleaning
Restroom, kitchen, and locker room tile scrubbed and grout lines cleaned of the soil and soap film that turn them dark in humid Cape buildings.
Daily hard floor maintenance
Dust mopping and damp mopping with the correct dilution as part of a janitorial or office cleaning contract, so the periodic work lasts longer.
Floor types we maintain
| Floor type | Where you find it | Typical care |
|---|---|---|
| VCT (vinyl composition tile) | Schools, clinics, retail, back of house | Daily damp mop, periodic burnish, scrub and recoat, strip and refinish once or twice a year |
| LVT and luxury vinyl plank | Offices, medical suites, rentals, newer builds | Neutral cleaner, machine scrub, no harsh strippers on factory wear layers |
| Ceramic and porcelain tile | Restrooms, kitchens, lobbies, locker rooms | Machine scrub, grout cleaning, attention to drains and edges |
| Sealed wood and athletic floors | Fitness studios, courts, function rooms, homes | Dust mop, manufacturer approved cleaner, minimal water, periodic deep clean |
| Sealed concrete | Shops, showrooms, garages, warehouses | Scrubbing and degreasing, periodic resealing by a specialist when needed |
Carpeted areas are handled through our carpet cleaning service with hot water extraction, which pulls ground in sand from the base of the pile.
Building a floor maintenance plan
Floor care is cheapest when it is planned. A floor that gets daily dust mopping, regular scrubbing, and periodic burnishing can go much longer between full strips, and a full strip is the most expensive thing that happens to a hard floor.
- Walkthrough. We identify floor types, current finish condition, traffic paths, and entry points.
- Entry control. Matting and daily entry care reduce the sand that reaches the rest of the floor.
- Routine care. Dust mopping and damp mopping with the correct dilution on every service.
- Periodic care. Scrubbing and burnishing monthly or quarterly depending on traffic.
- Restorative care. Scrub and recoat or full strip and refinish once or twice a year.
When to schedule floor work on Cape Cod
Floor work needs the space closed and time for the finish to cure, so evenings, weekends, and the off season are ideal. For most Cape businesses the best windows are:
- October and November, after the sand season, to repair summer wear.
- March to early May, before the season opens, so floors start the summer protected.
- School breaks and holiday closures for educational and community buildings.
Pair floor work with a window cleaning visit or a seasonal deep clean and the whole space resets at once.
Floor care pricing on Cape Cod
Floor care is priced by square footage, floor type, current condition, and the service level: a burnish costs far less than a full strip and refinish. Heavily worn floors or floors with many layers of old finish take more labor the first time and less afterward. Sentinel quotes after seeing the floor, and floor care can be built into a janitorial contract or booked on its own. Our pricing page explains how we build ranges.

Frequently Asked Questions
What does commercial floor care include?
Routine dust mopping and damp mopping, machine scrubbing, burnishing, scrub and recoat, full stripping and refinishing, and tile and grout cleaning. Carpeted areas are handled separately with hot water extraction.
How often should a commercial floor be stripped and refinished?
Most VCT floors need a full strip and refinish once or twice a year, with scrub and recoat and burnishing in between. On Cape Cod, entrances and main walkways wear fastest in summer, so many businesses refinish in the fall and again before the season.
Can you clean floors without closing my business?
Routine care happens around your hours. Stripping and refinishing need the area closed while the finish cures, so we schedule that work in the evening, on weekends, or during off season closures.
Do you clean tile and grout?
Yes. Restroom, kitchen, lobby, and locker room tile is machine scrubbed and grout lines are cleaned of the soil and soap film that darken them in humid Cape buildings.
Do you care for wood and athletic floors?
Yes. Sealed wood and athletic floors get dust mopping, manufacturer approved cleaners, and minimal water. We confirm the finish type and manufacturer guidance before any deep cleaning.
Do you offer hard floor cleaning for homes?
Yes. Hardwood, tile, and vinyl floors are part of our residential cleaning and deep cleaning services, using products safe for each surface.
