Almost the entire Cape rental market runs Saturday to Saturday. That tradition is older than the platforms, and it did not change when Airbnb and VRBO arrived. It means that on a July Saturday, every cleaner, every landscaper, and every trash hauler on the peninsula is trying to move at once, and the bridges are backed up in both directions.

Working inside that window takes planning rather than heroics. We size the crew to the property instead of sending the same two people everywhere, so a six bedroom house in Osterville gets a team large enough to finish in the same window as a two bedroom condo in Hyannis. We sequence the work so laundry starts in the first ten minutes, before anyone touches a bathroom, because the dryer is the real bottleneck in a turnover, not the scrubbing. And we build routes by town so a crew is not crossing the Cape between two Saturday jobs while traffic is stacked at the rotary.

When a guest checks out late, we want to know as soon as you do. A 45 minute delay is manageable if we hear about it at 10am and disastrous if we hear about it at noon. Toilets, tubs, showers, and glass cleaned and dried. Hard water spotting removed from fixtures and doors. Fresh towel sets folded and set out, hair removed from drains and corners, mirrors streak free, and paper and soap restocked.

Kitchen reset

Refrigerator emptied of guest leftovers and wiped, dishwasher run and emptied, counters and backsplash degreased, sink and disposal cleaned, coffee maker rinsed, cookware checked back into the right cabinet, and inventory counted against your list.

Sand control

Entryways, mudrooms, outdoor showers, deck doors, and slider tracks cleared of beach sand. Floors vacuumed and mopped, stair treads vacuumed, upholstery seams and cushion gaps vacuumed, and outdoor furniture wiped down if it is in your scope.

Trash, recycling, and stickers

All trash and recycling removed from the house and staged the way your town requires. Cape towns run different transfer station rules and sticker systems, and we follow whatever arrangement you have set up so nothing sits in a bin through a hot week.

Photo report at the finish

Photos of every finished room sent when the crew leaves, plus separate photos of anything wrong: a stain, a broken chair, a missing remote, a burnt out bulb. You get the record before the next guest walks in and before a review gets written.

Linens, laundry, and restocking

Linens decide whether a turnover finishes on time. There are three workable setups on the Cape and we run all of them.

On restocking, we replace the consumables you leave on site: toilet paper, paper towels, hand soap, dish soap, dishwasher pods, laundry detergent, trash liners, coffee, filters, and sponges. We flag low stock in the finish report so you can reorder before it becomes a guest message at 9pm. Small things drive reviews here. A guest who finds one roll of toilet paper on a Saturday in August will mention it.

The single best investment a Cape host makes. Three sets of white cotton linens per bed. White launders hot, bleaches clean, photographs well, and lets a crew spot a problem instantly. Patterned sets hide stains from you, not from your guests.
