Move out cleaning Cape Cod homes and rentals means working to a deadline that somebody else set. A lease ends on the 31st, a closing is scheduled for Friday at 2pm, a moving truck has to be off Route 6 before the afternoon backup. Sentinel Cleaning Company has been handling move in and move out cleans across the Cape since 2008, and we schedule this work around your truck, your attorney, and your agent rather than around our convenience.
Our crews are insured and background checked, we work seven days a week from 7am to 9pm including evenings, and we cover every town from Bourne to Provincetown from our base in Hyannis. Whether you are a tenant trying to protect a deposit, an owner handing over keys, a realtor preparing a listing, or a buyer who wants the house clean before the first box comes in, this is the service that gets an empty house to a genuinely finished condition.
Who books a move out clean
Four groups call us for this service, and each has a different priority.
- Tenants at the end of a lease. The goal is the deposit. A professional clean plus a photo record is far cheaper than losing a month of rent to deductions, and on the Cape the year round rental market is tight enough that landlords inspect carefully.
- Sellers before closing. Massachusetts purchase agreements generally require the property to be delivered broom clean and free of debris. Buyers do a final walkthrough, and a dirty house at that moment creates friction hours before signing.
- Buyers before moving in. Cleaning an empty house is far easier and far cheaper than cleaning around furniture. Inside every cabinet, behind every appliance, on top of every closet shelf: all of it is reachable exactly once, before the truck arrives.
- Landlords and property managers between tenants. Especially with the Cape's seasonal rental cycle, units turn over on tight schedules and need to be photograph ready for the next listing.
What is included
A move out clean is the most detailed residential service we run, because there is no furniture in the way and nothing gets skipped.
Every cabinet and drawer
Kitchen, bath, and utility cabinets wiped inside and out, drawers pulled and cleaned, shelf liners removed if you want them gone, cabinet tops degreased, and the sticky ring under where the cooking oil bottle lived scrubbed off.
Appliance interiors
Oven interior including racks and door glass, stovetop and burner pans, range hood filter, refrigerator interior and gaskets, freezer defrosted if needed, dishwasher filter and seal, and the washer and dryer wiped inside and out.
Bathrooms to inspection standard
Soap scum removed from tile, glass, and fixtures. Hard water deposits treated. Grout scrubbed, caulk seams cleaned, drains cleared of hair, exhaust fans dusted, vanity interiors wiped, and toilets cleaned front, back, base, and hinges.
Walls, trim, and doors
Baseboards and door casings hand wiped, switch plates and outlet covers cleaned, scuffs spot treated where they lift without damaging paint, door tops dusted, and closet shelves and rods cleaned.
Floors and closets
Hard floors vacuumed and washed to the edges, carpet vacuumed thoroughly and available for hot water extraction as an add on, closet floors cleaned, and stair treads and risers detailed.
Windows, tracks, and sills
Interior glass, sills, and tracks cleaned, with the sand and salt paste that builds up in Cape window channels vacuumed out and scrubbed. Exterior glass available through our window cleaning service at the same visit.
Getting the security deposit back
Deposits get withheld for two reasons: damage and cleaning condition. You cannot clean away damage, but cleaning condition is entirely within your control, and it is where most deductions come from. In our experience the items landlords write up most often are the oven interior, the refrigerator including the seals and the drip tray, bathroom soap scum and hard water spotting, sticky cabinet interiors, dirty window tracks, and carpet that was never professionally cleaned.
Two practical steps make the difference. First, book the clean after the unit is empty, not before. A crew working around a stack of boxes cannot do a deposit grade job and you will be paying for a partial result. Second, get photographs. We document the finished condition room by room and send them to you, so if a deduction shows up later you have dated evidence of how the unit was handed over. That record has settled more disputes for our clients than any argument about who caused what.

Realtors and closing day
Cape Cod agents work with a narrow band of time on closing day. The final walkthrough happens in the morning, the signing happens in the afternoon, and the seller's belongings often come out that same week. We schedule around that sequence, and we can work evenings when the calendar is compressed.
Three ways agents use us. Before listing, a deep clean and window clean so the photographs look right and the first open house does not smell like a closed up house. After inspection, targeted cleaning when a report flags mildew in a basement or grime in a mechanical area. On closing day, a fast move out clean between the truck leaving and the buyer arriving, so the keys change hands on a house that presents well.
If you are an agent working several properties, tell us your closing calendar and we will hold the windows. Reliability matters more than anything else in this work, and our five star Google rating, based on ten reviews, comes largely from showing up when we said we would. You can read more about what to look for in our guide to choosing a cleaning service on Cape Cod and our comparison of a local company versus a franchise.
Why move out cleaning Cape Cod properties need is different
An empty Cape house has its own problems that an inland move out clean does not.
The house may have been closed for months. Seasonal properties change hands constantly here, and many sit vacant from October to May. Dust settles on every surface, insects collect on sills, closets smell of damp, and under sink cabinets may show mildew where a slow drip met still air. That is not a normal move out clean, it is a move out clean plus a full reset, and we quote it that way rather than discovering the extra hours on the day.
Sand is everywhere the furniture used to be. Pull a sofa out of a Dennis or Harwich rental and you find years of beach sand in the carpet pile. Same under beds, along baseboards, and in closet corners. Carpet that has held sand for several seasons usually needs extraction rather than vacuuming to look right for a walkthrough.
Salt film on the glass shows in photographs. A listing photo taken through hazy salt covered glass looks washed out and flat. For any coastal property being sold or re listed, cleaning the windows inside and out changes how the interior photographs more than almost anything else you can do for the money.
Timing collides with the season. Late June and early September are the two busiest weeks on the Cape for moves, closings, and rental turnovers all at once. Book ahead in those windows. Bridge and Route 6 traffic can add an hour to a crew's arrival, and we schedule for it rather than pretending it does not exist.
Move out cleaning Cape Cod timing and cost
Sequence matters. For a move out, book the crew for the afternoon after the truck leaves or the following morning. For a move in, book before the truck arrives, ideally a day ahead so floors are dry and cabinets are ready to load. Buyers who schedule the clean for the same afternoon as the furniture delivery end up paying for a compromised job.
Most empty two or three bedroom Cape homes take a crew five to ten hours. Appliance condition drives that number more than square footage: a neglected oven alone can add over an hour. Typical Cape Cod market rates for a full move out clean run roughly $300 to $800 for an average home, with larger properties and heavy condition jobs above that. Sentinel quotes per property after a walkthrough or photos so the number does not move on you. See our pricing page for how the ranges are built and what house cleaning costs on Cape Cod for market context.
If the property has been renovated before the sale, ask about post construction work. Drywall dust behaves differently from household dust and needs a different sequence, which our article on post construction cleaning covers in detail. Owners who are keeping the property rather than selling often follow the move out clean with a recurring schedule or a seasonal deep cleaning.
Towns we serve for move in and move out cleaning
We also serve Harwich, Yarmouth, Orleans, Mashpee, Dennis, Brewster, Sandwich, Eastham, Truro, Wellfleet, and Bourne. Give us the closing date or the lease end date when you call, and we will tell you honestly whether we can hold the window.
Frequently Asked Questions
Will a move out cleaning get my security deposit back?
It removes the most common reason deposits get withheld, which is cleaning condition. Landlords deduct for greasy ovens, dirty refrigerators, soap scum, sticky cabinet interiors, and stained carpet. We handle all of those and document the finished condition with photos so you have evidence if there is a dispute. Physical damage is separate and needs repair, not cleaning.
Should I book the cleaning before or after the movers?
After. The house needs to be empty, or nearly empty, for a move out clean to be worth paying for. Book the crew for the afternoon after the truck leaves or the morning of the following day. For a move in clean, book before the truck arrives so the crew can work on open floors and inside empty cabinets.
Do you work with real estate agents on Cape Cod?
Yes. We work with agents and brokerages across the Cape on listing preparation, post inspection cleanups, and closing day turnovers. Agents typically give us the closing date and the key handoff arrangement, and we schedule to land between the final walkthrough and the buyer arriving.
What does move out cleaning cost on Cape Cod?
Typical Cape Cod market rates for an empty two or three bedroom home run roughly $300 to $800, with larger homes and heavy condition properties above that. Sentinel quotes per property after a walkthrough or photos, because appliance condition, cabinet count, and how long the house sat determine the labor more than square footage does.
Do you clean inside cabinets, closets, and appliances?
Yes, that is the core of the job. Every cabinet and drawer is wiped inside, closet shelves and floors are cleaned, the oven and refrigerator are detailed inside, and the washer and dryer are wiped down. This is what separates a move out clean from a regular cleaning.
Can you clean a house that has been closed for a season?
Yes, and it is common on the Cape. A house that has sat vacant through a winter has dust on every surface, musty closets, insects on sills, and moisture issues under sinks. We treat that as an extended move in clean and quote the extra hours honestly rather than discovering them on the day.
